About the Project
Harrris Green Village is a three-phase development that will feature over 100,000 square feet of commercial and retail space as well as 1,500+ suites. Residents will enjoy half an acre of public open space as well as community-oriented amenities including landscaped courtyards, rooftop social spaces, outdoor barbeque and dining areas, children’s play areas, dog runs, lounges, gyms, and fitness studios. Harris Green Village is a short walk from downtown Victoria with convenient access to public transit, major highways and an abundance of shops, restaurants, trails, and the waterfront.
Phase 1 of the development will start at 1045 Yates Street and will consist of 526 homes across two towers (one 20-storey tower and one 21-storey tower). Parking will be distributed across 3 levels of underground parking with storage lockers and protected bike parking. Phase 1 will consist of over 36,000 square feet of commercial retail space that includes Market on Yates grocery store, and a future daycare facility. Phase 1 construction is anticipated to commence in the fall of 2024.
Phases 2 and 3 of the development will take place at the 900-block of Yates Street and will consist of approximately 1,100 homes across three towers ranging from 28-storeys to 32-stroreys. Phase 2 construction is anticipated to commence in 2028.
Vision
Harris Green Village is envisioned as a new community with a wide range of uses and a dynamic mix of activities that celebrates the diverse residents of the neighbourhood. While it will be a lively focal point for the community, it will also have places of sanctuary.
The development will feature residential rental homes, amenities for the residents, street level shops and services, community space, and daycare space. The public realm is of primary importance – a series of large and small spaces will be provided, and buildings will be arranged to reinforce the spaces and the streets.
There will be a large, publicly accessible open space with a variety of characteristics and activities, ranging from a lively street-facing civic plaza to a quiet residential green. The green space will include areas for pets, community gathering, and accessible play area. This space is envisioned to become the heart of the development and the heart of the surrounding neighbourhood.

Phase 2 & 3
The 900 Block is anticipated to contain the second and third phases of development. A single development permit will be sought for this site to facilitate an anticipated two principal phases of construction.
The construction sequence is not yet precisely known but will be detailed in the development permit application and will depend on a variety of factors including market demand, tenant needs, and technical analysis. It is anticipated that Yates Street Plaza and View Street Green will be completed in the easterly phase of construction on the 900 Block.

As a mixed-use, transit-oriented project, the development will provide a local option for housing, shopping, and leisure, and with a childcare facility helping to further support the growing community.

The urban infill nature of the project adheres to the principle of promoting development on existing urban sites, diverting development pressure from greenfield locations and making more efficient use of existing infrastructure.

The project supports a high-degree of walkability and cycling access to nearby amenities for residents, thereby reducing vehicle trips.

Car share and load sharing EV stations are provided to reduce CO2 emissions.

Extensive bike parking, lockers, and a bike repair station are provided.

Landscape and stormwater management strategies, including partial green roofs, will retain and infiltrate rainwater, limiting the post-development peak water runoff from the development.
